Belle Vue Court is over 40 years old which means that there are regular projects taking place involving a number of trades and contractors. These are part of a planned and continuous programme to maintain the building in as good a condition as possible for everyone living in the block.

Most flats in the block also have some repairs or refurbishment taking place at some point in the year.
We ask all residents to try to manage these projects with consideration to others.
Building work and noise is the cause of most complaints and concern between flats. Please be considerate of your neighbours and take some simple steps that will help to prevent people becoming upset.
It is only a courtesy to your neighbours that you let people know that you are going to be carrying out work that might be noisy or cause inconvenience – putting a note on there main notice board near the front door or in the lift is a good way of letting people know.
Repairs and refurbishment
If you are planning to carrying out any major work like replacing a bathroom you must ask for permission from the Managing Agents.
This will ensure that the work you do complies with current building and fire regulations and does not damage the structure or fabric of the building; this includes the removal of walls, cutting into floors or ceilings or removing internal doors.
The Managing Agents can also provide advice about the structure of the building and fire regulations.
You must ensure that any contractors you use are fully qualified and appropriately insured for the work they are going to do and can provide evidence of that qualification. This particularly applies to contractors carrying out plumbing, gas and electrical work. Brighton and Hove Trading Standards maintain a list of approved contractors under their Buy with Confidence scheme.
Your contractors should ensure that they protect public areas including carpets, walls and the inside of the lift while carrying out work. They should also display notices warning of any hazard that may be caused. Where ever possible contractors should remove all protective coverings from public areas at the end of each day and leave any public are clean and tidy.
Any material being bought into or removed from the building must not block fire exits and must be removed by the end of each day. If you contractor needs to bring a skip onto site they should ask the Managing Agents where this can be placed.
If you carry out any works that cause any damage to the building or to a neighbour’s property you are likely to be held liable for the cost of all repairs. See the notes on insurance liability.
Noise
When any work is being carried out consideration must be given to the noise and disturbance this may cause to other people living in the block.
No mechanical equipment (drills, hammers etc) should be used between 5:00pm and 9:00am and should be avoided at weekends.
There should be no disturbance to others after midnight so if you are planning a party or playing music please think of others who might not want to hear it.
