Fire safety and cladding

General information

Belle Vue Court has regular Fire Safety Inspections to insure that we have the appropriate measures in place to keep our homes as safe as possible.

The fire brigade have applied a “stay put” policy at Belle Vue Court. This means that we do not have any general fire alarms in the building and that any evacuation will be overseen by the fire brigade. 

Every flat with a tenant must have a smoke detector fitted. These are normally positioned in the hall outside of bedrooms so that they can be easily heard. Tenanted flats may also have carbon monoxide detectors if there are gas fittings in the flat. For your own safety the fire brigade advise that, if doors are locked, they should be easily unlocked by the simple turn of a single lock.

The lift lobby windows have been designed to comply with fire regulations and are operated by an automated system linked to a smoke detector on each floor. Only the window on the top floor of the stair well is fitted with automatic opening, again, this is designed to meet the fire brigades requirements.

Flat entrance doors should be FD30S rated to comply with current fire safety regulations. Doors in public areas must be fitted with intumescent strips to prevent smoke from escaping into other areas. No doors should be propped open at any time as this could allow a fire to spread.

No items of any kind can be left outside of flats as this can cause an obstruction in the case of having to leave the building in a hurry. Any items left outside of flats is liable to be removed.

There is additional storage space in the basement area (code 1962X). Items left in this area must be stored on the shelves provided, be non flammable and clearly marked with the owners flat number. All items left in this area are done so at the owners risk.

Do not store flammable items, including gas cylinders and petrol, in your flat at any time.

If you see evidence of a fire call 999 immediately.

Stay Put Policy

Belle Vue Court operates a Stay Put Policy on the advice of Sussex Fire and Rescue Services.

The policy means that in the case of a fire in your flat you should leave immediately and close the door behind you. you should then dial 999.

If you hear a fire alarm from outside your flat you should stay in your flat and  wait for further instructions from emergency services.

Cladding

This advice is published by RICS (Royal Institution of Chartered Surveyors – March 2022)

For buildings over six storys, an EWS1 form should be required where:

  • There is cladding or curtain wall glazing on the building or
  • There are balconies which stack vertically above each other and either both the balustrades and decking are constructed of combustible martial (eg timber) or the decking is constructed with combustible materials and the balconies are directly linked to combustible material.

Belle Vue Court is over six stories high, of brick and concrete construction, without balconies and does not have any cladding.
